Meltham rooflights where the valley meets the moor

Skylights and rooflights for Meltham homes in the Holme Valley below Wessenden Moor

Meltham lies in the Holme Valley below Wessenden Moor, on the edge of the Peak District, and Meltham Mills was once home to a silk mill complex. We pick the rooflight for the room, and for whoever has to open, shade and clean it.

Meltham is a town and civil parish in Kirklees, West Yorkshire, lying in the Holme Valley below Wessenden Moor. It stands some 180 metres up, at the Peak District's edge though not inside the National Park. The mill community of Meltham Mills was the site of Jonas Brook and Brothers, a silk mill complex that employed over a thousand workers in the late 19th century, and the Brook family built housing there for their employees. From 1939 to 1988 the same site was home to a tractor factory. The grounds of Durker Roods were sold for private housing.

So the town's houses run from homes built for mill workers to private housing on former estate grounds. Houses built from the 1960s onward typically carry concrete interlocking tiles on a lower pitch than pre-war houses, which changes which window is sensible. Condensation on cold glass is the weather question we expect to be asked here. We start every survey with the room: who opens the window, how high it sits, what the blind has to do and how the outside glass is cleaned. The fixed written quote follows from what we see.

Moor edge, mill streets and newer estates: Meltham questions

Four Meltham questions, taken from the weather, the planning map, the old mill housing and the roofs of the later estates.

What glass should a bedroom rooflight have on the edge of the moors?

Meltham sits about 180 metres up, with Wessenden Moor above it. We do not make a story of the wind. What the height can bring is cold mornings, and a rooflight is a place where cold shows up as condensation on the glass of a bedroom or a bathroom.

What you will notice

On a cold morning, mist on the inside of a pane is the thing a household sees first. It is a nuisance, not a catastrophe, and the glazing you choose affects how likely it is. Our page on condensation on rooflights explains why it forms and what the choices change, and we go through the glazing options in person so you can decide how much you want to spend on them.

Blinds in cold weather

A blackout or thermal blind in a bedroom is a good daily habit, but it needs to be one you can reach. Running it from the same remote as the window means it gets used. A blind that cannot be reached by someone on the bed or at the desk is a blind that stays up. Controls and blinds for VELUX windows sets out how.

Reaching the opener

On a cold morning nobody wants to stand on a stool in their dressing gown. An electric or solar opener means the window can be set from the bedside, and a rain sensor on the models that have one closes the sash if a shower comes while you are out.

What we do at the survey

We stand in the room on a cold day if the weather obliges, look at how the bed or desk sits under the slope and ask when the room is used. A spare room opened once a month needs little. A child's room slept in every night is where the glazing, the blind and the opener matter most, and it is there that we spend the time.

Cold-morning rule

Choose the glazing first, then the blind, then the opener, and make sure someone can reach all three.

Parts of Meltham are conservation areas. What does that mean for a roof window?

Two of the areas on the planning.data.gov.uk map are Meltham, designated in 1981, and Helme, designated in 1975. Kirklees Council publishes conservation area maps, and we check your address against them. Standing inside a boundary does not, alone, take away the freedom to add a rooflight to a home. What decides it is the roof slope, the history of the house and whether anything else is attached to the address.

Listed buildings in the town

Historic England lists the Church of St Bartholomew and 25 and 27 Mill Moor Road, both at Grade II, among other buildings in Meltham. On a listed building a rooflight almost always requires listed building consent, and the council's decision shapes the design. The note on what a conservation rooflight is explains the low-profile style.

Choosing a style

A conservation rooflight sits close to the roof with a slim frame, and from the road it looks like part of the building rather than an addition. VELUX makes a conservation range in this style, and our page on picking a conservation rooflight shows how to compare the models. Whatever the style, the planning guide sets out the national position.

Bring the paperwork

If the house has had an extension or a change of use, bring the decision notice. A condition on an earlier permission can remove rights the house would otherwise have. We would rather find it at the survey than after a window has been ordered. Ask Kirklees Council for the planning history if you cannot find your copy, or let us do it as part of the check.

Words from the council map

Designation
The council's act of marking an area out for its character; the date it did so is shown on its map.
Decision notice
The paper that grants a planning permission and lists any conditions on it.
Flush fit
A rooflight that lies close to the roof covering rather than standing above it.

Can a sun tunnel light the landing of a house near the old mill?

The Brook family built housing in Meltham Mills for their mill employees, and Meltham Mills is a neighbourhood of its own, separate from the town centre. We do not know which house is yours, so we cannot say what its stairs are like. What we can say is that a house where the stairs run up between rooms may have a landing that depends on a lamp.

How the tube works

A dome on the roof gathers daylight and a tube runs down through the loft to a diffuser, which fits an opening cut in the ceiling. The landing gets daylight and no view. Nothing opens, so nothing needs reaching, and there is no blind. What you notice in daily life is that the light switch stays off until evening. The page on where a sun tunnel suits a room sets out the sort of room it suits.

Checking the loft

The run through the loft has to be clear. A tank, a beam or a boarded floor changes the route, so we look before we quote. Flexible tubes bend round obstacles, and rigid ones run straight. The comparison in rigid against flexible tubes explains the trade.

If you would rather open it

A landing with a staircase up to a loft room can take a roof window instead, which lights the stairs, offers a view and opens. It needs a pole, a handset or a motor, and we weigh that against the quiet simplicity of the tube. In a house with children, the tube has one further advantage: there is no handle for small hands and no sash to open, so it asks nothing of anyone. In a house with a loft room planned, the roof window may be the one to put in first.

Does a lower roof pitch change which roof window we choose?

Durker Roods lost its grounds to private housing. A house from the 1960s or later typically has a lower pitch than a pre-war one, under concrete interlocking tiles, and the window has to suit that shape.

Swinging from the middle or the top

A centre-pivot window turns about its midpoint: you pull the top handle towards you, the top of the sash swings into the room and the bottom swings out. A top-hung window opens from the top edge and swings outwards. The pitch changes how each feels in use. The page on centre-pivot against top-hung sets out how each type behaves, and we choose after seeing the pitch.

The covering

Concrete interlocking tiles call for their own flashing kit, so the window is ordered with the right one. We confirm the covering at the survey. If you are replacing an existing window, the label on the sash gives the size code; see finding a VELUX size code.

Daily use

In a loft bedroom on a lower pitch, the window may sit closer to the bed. That helps with reach but means a child could get to it, so a restrictor and a blind on rails are worth discussing. Ask us which window counts as the escape window: on that one a restrictor has to give way to an adult opening it completely. The Building Regulations guide at building regulations for roof windows explains the rules for a new loft floor, and where a notification is needed we file it for the roof windows we fit. We also go through the blind, the handset and the cleaning before we leave, so that the first time you use them is not alone on a wet Tuesday.

Meltham owners' rooflight queries

Is Meltham inside the Peak District National Park?

No. The town lies on the edge of the Peak District, outside the park boundary. Kirklees Council deals with planning in the town, and we check the address with it before quoting.

Who deals with building control for a Meltham loft?

Kirklees Council's team can inspect the work, or you can choose a registered building control approver. For the roof windows we fit, we file any notification the job needs.

Is a rain sensor worth having on a Meltham loft window?

It is worth having if a window is left open while nobody is home. VELUX includes the sensor on certain electric and solar models only, so we check that the chosen window has it. See rain sensors for rooflights.

Can a conservation-style rooflight be opened?

Some can. The style is about the shape and the low profile, and models differ in whether the sash opens, and how. We show the options at the survey so you can see how each one works in the room.

Do you work in Meltham Mills as well as the town centre?

Yes, the survey area takes in both. They are different neighbourhoods, so we treat each address on its own: the covering, the pitch, and any boundary or listing that touches the house. The postcode box confirms your street, and the free survey does the rest.

What comes with the work once it is finished?

We stand behind our workmanship on a Meltham roof window for 10 years under a written guarantee, and the makers' guarantees differ by product. At handover we explain the controls, the blinds and how the outside glass is cleaned. See our guarantee.
