Littleborough rooflights for a stone-built mill town on the Roch

Littleborough skylights and rooflights for stone mill terraces and Pennine-slope homes

Littleborough is a town of stone, slate and Pennine weather. Its houses ask for a rooflight that copes with a cold loft, a stone roof and a busy family day.

Littleborough is a town of about 12,000 people, set on the western slopes of the Pennines in the valley of the River Roch. By 1472 it was a chapel, a cluster of cottages and an inn, and the farmers wove wool for passing merchants. Then coal mining, engineering and large textile mills sealed its status as a mill town, and in 1848 the workforce was in flannel and cotton mills, bleachworks, coal pits, a stone quarry and brick-making. Hollingworth Lake, built on the south side as a feeder reservoir for the Rochdale Canal, is a reservoir rather than a natural lake. The stone-built town centre is a conservation area, and affluent homes and estates grew up on the fringes.

Victorian mill terraces in towns like this are commonly stone-built, with stone-slate or Welsh-slate roofs. At around 180 metres above sea level, the loft in such a house can be cold in winter. A rooflight there is mostly about what the glass does in a cold room, how you reach it and what you do about the blind. We begin with who will use the room, then give a fixed written quote.

What a cold slope and a stone roof need

Conservation work, loft windows and landings that need daylight are covered by these five. Each page describes the opening, the blind and the cleaning in plain terms.

What it is like to live under one here

  • In a terrace with a steep slope the window may sit well above head height, so the choice of rod, remote or solar motor comes first.
  • A loft bedroom wants blackout. A big kitchen under a lantern wants a pleated blind that can be worked from the floor.
  • A stone-slate slope is not a roof to walk on for a wipe. We agree how the outside glass is reached before you order.
  • VELUX fits rain sensors to its electric and solar roof windows, so a window left on the latch shuts when rain falls.

Littleborough roofs, from the Roch to the fringes

Stone terraces, cold lofts, a conservation area in the town centre and larger houses on the fringes: four questions that decide a Littleborough survey.

Our terrace has a stone-slate roof. Can a window go in without spoiling it?

Victorian mill terraces in the Pennine-edge towns are commonly stone-built, with stone-slate or Welsh-slate roofs. That matters before any window is chosen. Each covering needs its own flashing, and the weight and thickness of the slates change how a window is bedded into the slope.

What we look at

From outside we check the covering and its condition. From the loft we check where the rafters fall, because the window size follows them. A roof that is old and tired is often better dealt with first, and we say so plainly. Our guide to flashing for slate and tile explains why the kit has to match.

The room under it

A loft bedroom wants a window you can open without a stretch, and a blind that cuts out the light. The top of the window can be well above head height in a terrace with a steep slope, so a rod, a remote or a solar motor decides how easy that is. The blinds and controls guide shows how the blind and the opening can run from one remote.

A landing with no window

The middle of a terrace is often the stair. A sun tunnel can bring daylight there from a small dome on the roof, provided there is loft space above. It does not open and it gives no view, but there is nothing to clean inside. The sun tunnel room guide lists where it works.

Roof
Stone-slate or Welsh slate, checked from outside
Window
Sized to the rafters, with the right flashing
Opening
Rod, remote or solar, by how often it is used
Blind
Blackout for a bedroom, lighter for a study
Landing
Sun tunnel if there is loft space above

Our loft room gets cold and the window mists. What can a rooflight do about it?

Littleborough stands about 180 metres above sea level at the centre, and the town lies on a slope of the Pennines. A loft room under a roof on that slope can feel the cold, and a window there is a likely place to see it. The daily questions are about the glass, the air in the room and the blind.

Condensation on the inner pane

Condensation forms when warm, damp air meets a cold surface. It is most likely on a cold morning, in a bedroom where people have slept or a bathroom where they have showered. A modern double-glazed roof window is built to cope, but it cannot stop the air in the room from being damp. Opening the window for a few minutes helps, and so does an extractor in a bathroom. The condensation guide explains what is normal and what is not.

Between the panes

Mist inside a sealed unit is a different problem. It means the seal has failed, and the glass unit or the window needs replacing. Our guide to misted rooflights sets out how to tell the two apart.

Glass and blind

Better glass keeps a loft room more comfortable year round, and a blind adds comfort on a cold evening. Solar control glass cuts heat in summer. The triple glazing guide explains when the extra pane is worth it, and when it is not. We pick the glass with the room in mind rather than from a list of figures. You will not need to read a table to follow our advice.

Cold loft

Mist on the inside is a damp-air problem. Mist between the panes is a failed seal.

We are in the stone town centre. How does the conservation area affect a rooflight?

Littleborough's stone-built town centre is designated as a conservation area. Planning.data.gov.uk records the Littleborough Town Centre Conservation Area, designated in 2011, and the Rock Nook Conservation Area, designated in 2006, among others. The designation alone does not take away a house's permitted right to a rooflight.

Directions on the address

Parts of Littleborough also carry Article 4 directions. What each one restricts is not something we assume, so we check your address with Rochdale Borough Council before we quote. That way you know where you stand before you pay for anything. If a direction does apply, the work needs planning permission, and we tell you what to do next.

Listed houses

Historic England lists buildings in the town, among them Windy Bank, Stubley Old Hall and Dearnley Old Hall, all at Grade II*. A new or altered rooflight on a listed house will almost always need listed building consent. Our guide to conservation rooflights and listed buildings explains it.

A rooflight that suits stone roofs

On an older roof a conservation rooflight lies flush with the slope, often with a slim central bar. From the street it reads as part of the roof, and inside it works like any roof window. The conservation rooflight guide sets out what is different. For the general position on permitted development, read the planning guide.

Planning terms for the town centre

Designated district
A district marked out for its character. The label alone does not remove rooflight rights.
Article 4 direction
An order that takes away some permitted development rights in a set area.
Grade II*
A listing grade for a building of particular importance.
Flush rooflight
A low-profile window that lies level with the roof covering.

Our house is one of the larger ones on the town's edge. What do bigger rooms ask for?

Affluent homes and estates were established on Littleborough's fringes, away from the stone-built centre. Bigger houses tend to have bigger rooms, often a kitchen or family room with generous floor space, and a rooflight over a large room has more to do than one over a small landing. The daily questions are about glare, warmth and who works the blinds.

Light across a big room

One window over a large room lights only part of it. A lantern or a long flat rooflight spreads the light further, and a pair of roof windows placed apart can do the same on a pitched roof. We mark the positions with you on the day and look at where the table, the sink and the sofa will be.

Glare and heat

A large expanse of glass can warm a room quickly in summer. Solar control glass and a blind are the usual answers, and the blind needs to be one you can operate easily from the floor. Our guide to solar control glass explains the trade, including what it does to the colour of the light.

Opening and reach

A big room is also a good place for an opening rooflight to let out cooking heat. An electric or solar window opens by wall switch or handset, so nobody climbs on a stool. If you want to know more, the electric or solar opening guide compares the two. Where a lantern is part of a new extension, the planning guide sets out how it is assessed.

Littleborough roof questions

Which council deals with planning in Littleborough?

Rochdale Borough Council. Building control for the Regulations can sit with the council, or with a registered building control approver of your choosing, and we describe each route.

Does a rooflight look out of place on a stone roof?

A low conservation rooflight lies close to the covering and looks part of the roof. A standard window sits a little higher. We show you both against your slope at the survey.

Is it better to replace a window in the same opening?

Often, because the lining inside stays as it is. The new window must match the old one's size. See new opening or same opening for how we decide.

What does it take to clean a window high on a stone roof?

A centre-pivot window swings so you can wipe the outer pane from inside. Other types are cleaned from outside, which needs roof access. See centre-pivot or top-hung windows.

Do stone walls change how a roof window is fitted?

The walls matter less than the roof. The window sits in the slope and is fixed to the rafters, so the covering and the timbers decide the work. Inside, the lining and plaster are finished to suit the room.

My landing has no window and the loft is small. Can it still take a sun tunnel?

Often, since the tube can be flexible and bend around timbers. We look at the loft from above and tell you whether it will run. See rigid or flexible sun tunnels.
